HOPING FOR SEPTEMBER RENT

So last month turned out to be more than a bit of a hiccup as my wife and I got the rent from the tenants, and lo and behold the checks bounced. I wound up having to send them, via certified mail, a 5-Day Pay or Quit notice which basically says, "Pay up or get out." Normally I would not so quickly resort to such a thing, but it happened that since they moved in about four months ago they've been consistently late with the rent.

Okay. Let me back up just a bit here.

They paid their rent "on time," only to get a phone call a couple days later to inform me that they spent the rent, and if I could wait to cash the checks that would be great. But, last month there was no call and the checks bounced.

They did send me money orders for August rent after they received the 5-Day Pay or Quit, so that at least fixed the problem for me and for them short term. But now the question is whether or not they will be on time and make good come September rent time.

By the way, the rule is now to use money orders each and every time for rent. This way no matter what the money is good and I don't have to worry about whether or not the checks have been written, submitted, but can't be cashed because the tenants happen to be idiots and can't manage their money properly.

Right now we're looking into selling the property soon. It's been a long time owning it, and these days I don't think the money adds up to a whole heck of a lot when all is said and done. 15 years and counting and I am sure I have lost more money than I have made. But that's for another day. There's a lot of back story here that I may share as time goes on. This is only the first post here, so just doing my deed to get some content up, and get this new blog up and running.

By the way, what is this new blog? I explain it here in more detail. But in a nutshell it is simply a blog about nothing and everything in the daily life of me. I think it should be fun and interesting to post in even if at the end of the day I wind up feeling like old Jonny Fever on that wonderfully funny show back in the day, WKRP In Cincinnati. We'll see how it goes.
